The Iwilei Center property was acquired by the Department of Land Management (DLM), located at 866 Road, 505 Kaaahi Street, and 850 Iwilei Road, Honolulu, Hawaii 96817 to support the creation of affordable housing and a new transit-oriented development community in the area. The location is adjacent to the planned Kuwili Skyline station. The project will support mid – and high-rise development of affordable housing and improve connectivity between communities by linking Iwilei with Kalihi, Palama, and Liliha.

The Department of Land Management (DLM) completed the purchase of the former First Hawaiian Bank building King-Liliha Branch site located at 445 North King Street, Honolulu, Hawaii 96817. The property is identified in the Downtown Neighborhood Transit-Oriented Development (TOD) Plan as a site of “critical infrastructure” that will support future affordable housing and TOD projects.

The Department of Land Management (DLM) successfully completed the strategic real estate acquisition of 734 & 735 Kihapai Place in Kailua, expanding the city’s property portfolio and paving the way for the creation of much-needed affordable housing in the Kailua area. We will issue a solicitation seeking a public-private partnership with a developer to construct, operate, and maintain the project through a ground lease. The partnership will ensure the effective construction, management, and rental of the units to eligible individuals and families, primarily at or below 80% of the median income. The Project is located at 1331 River Street Honolulu, HI 96817. The proposed Project will include a 17 Story building with 156-units with 51 parking stalls, and is developed in partnership with the Michael’s Group. The project is part of the Aiea Town Center Master Plan and will be located at 99-385 Pohai Place Aiea, Hawaii 96701. The proposed Project will consist of (1) 3 story multifamily residential building with approximately 139 units that are low income senior rentals with Halewiliko Highlands LP.

The Project will be located at 91- Kapolei Pkwy Kapolei, Hawaii 96707. The proposed Project will consist of 401-unit low income rental housing project and will be developed in partnership with KG Kapolei Property Development, LLC.

This project is located in Ewa Villages, Hawaii 96706. The City has entered into a development agreement with Savio/Hawaii Habitat Varona Village LLC as of October 15, 2020, to provide affordable housing opportunities to the tenants of record of Varona Villages and their families, as well as the public at large. Tenants of record will have existing homes repaired and renovated, and up to 88 new affordable homes will be constructed as part of the project.

Kaleima’o Village is an affordable rental housing project that will be located at 91-1666 Renton Road, Ewa Beach, Oahu, Hawaii 96706. Stanford Carr Development LLC and its project development entity Komohale West Loch LLC are developing 127 affordable units located in seven separate three story buildings configured around a single level central community center.
This project which is located at 91-1500 Renton Road, Ewa Beach, Hawaii 96706, is a 3-story supportive housing building with 58 studio units. The City is committed keeping all units affordable for individuals and couples at or below 50% area median income. VIEW PDF
This property was purchased for redevelopment into affordable housing. While redevelopment plans for the site, as well as any points of potential alignment with usage of other City parcels in the immediate area, have not been finalized, the property is being used on an interim basis for the Department of the Medical Examiner.
DLM reached an agreement with the Honolulu Services Department (HESD) that allows HESD to use the site as an interim location for storage, training activities, and an Emergency Medical Services unit. The property is planned to be a future Transit Oriented Development (TOD) project which will provide affordable housing opportunities.
The proposed senior affordable housing development project is located on a 3.8 acre parcel at 94-640 Kupuohi Street in Waipahu, O‘ahu. The parcel is known as the “box car site” due to its prior use by American Box Car Racing International is at the corner of Kupuohi Street and Kupuna Loop. Alternative concepts/layouts for the project are currently being planned to deliver the most affordable housing units in the most economical fashion.

The project is located at 98-130 Lipoa Place Aiea, Hawaii 96701 and near the Pearlridge station of the Honolulu Rail Transit System. The Project is a 3-story apartment building with a current total of 30 units and will be redeveloped for affordable housing for qualified individuals who are earning 60% area median income.

The project is located 2241 Kapiolani Blvd Honolulu, Hawaii 96826. The future project will consist of 100 new affordable housing rental units for eligible individuals who are earning 60% and below area median income. More details will be available in early to mid-2023.
The project is located at 1615 Ala Wai Blvd, Honolulu, Hawaii 96815. The three story apartment building will consist of 18 units to be developed into senior affordable housing. Redevelopment will increase density for more apartment units while keeping the scale appropriate to the lot size and surrounding usage.
